Finally some good news in real estate. According to a recent report by a local California real estate group, home sales were up 18% in May.

  Lower prices (desperate sellers and depreciation), shift to short sells (desperate banks), and smart/ambitious buyers. These buyers are either banking on the fact that the market is at a low point and/or that they are capitalizing on a great deal due to the aforementioned market concerns.
