Those are good things to think about and do when selling your house. This is the worst time to sell a house though. It is a buyers market. Prices are down and are expected to be back where they were in about 5 years unless something happens to change that.

It is definitely a buyers market and because of that in the case that you want to upgrade your home it is the time to do it. It is true that you "lose" on your current home when you sell it, but the "discount" that you get on the house you buy is greater than the amount you "lose" when you sell.
